Frequently asked questions

How high may the deposit be?

The residential deposit is capped at a maximum of three months’ net cold rent. The generator keeps within that frame whether you choose a cash deposit, a bank guarantee or deposit insurance. With a cash deposit the tenant may pay the sum in three monthly instalments.

What is the difference between stepped and index rent?

With stepped rent the future increases are fixed by amount and date in the contract already. With index rent the rent is tied to the consumer price index and rises or falls accordingly. Both are permitted but must not be mixed - which is why the generator keeps them strictly separate.

Which utilities may I pass on?

Apportionable are the ongoing costs named in the Operating Costs Ordinance, such as property tax, water, heating, waste, caretaker or building insurance. The generator offers you a catalogue of these items to choose from. Repairs and administration costs are not among them and may not be passed on.

Is the contract legally sound?
