What Handover Protocol Generator does

The apartment handover is where it is decided whether you get your deposit back or receive a bill weeks later for scratches that were already there before you moved in. The handover protocol is the one document that counts in a dispute. Without it, it is your word against theirs - and the person with nothing in writing usually loses.

Frequently asked questions

Do I even need a handover protocol?

It is not legally required, but practically indispensable. Without a protocol you cannot prove the condition of the apartment at move-in or move-out in a deposit dispute. It is your single most important piece of evidence.

Who signs the protocol?

Both sides - the landlord or property manager and the tenant. A protocol signed by only one party carries little weight in court. Ideally a witness is present who can confirm what was documented if it comes to that.

Do I have to renovate when moving out?

Not automatically. Many cosmetic-repair and final-renovation clauses in German leases are invalid, for example with rigid deadlines or colour requirements. This is not legal advice - if in doubt, check your contract or ask a tenants association before you paint.

Why are meter readings so important?
