What Smart Calculator does
A normal calculator forces you to translate your question into key presses first. The Smart Calculator turns that around: you simply write what you mean and it understands. "20% of 150" instantly gives 30. "500 divided by 4" returns 125. "2 to the power of 10" makes 1024. No bracket juggling, no rethinking into calculator logic - your everyday language is enough.
The real highlight is the German bureaucracy calculations no other calculator can do. Type "Grunderwerbsteuer 350000 NRW" and you get not just the tax amount but a clean breakdown with the purchase price, the rate that applies to your state and the tax due. The calculator knows the property transfer tax rates for all sixteen federal states, whether you write "NRW", "Bayern" or "Baden-Württemberg".
It does not stop at the property purchase. "Maklerprovision 350000" estimates the buyer agent fee including its VAT share, and "Notarkosten 350000" breaks down notary and land-registry costs of a typical order of magnitude. And "Pendlerpauschale 30km 220 Tage" works out your commuter allowance with the current rates, the first twenty kilometres and beyond shown separately, including the daily figure and the annual total.
VAT works in natural language too. "150 + 19% VAT" adds the tax and shows net, tax amount and gross separately. "119 - 19% VAT" pulls the net figure out of a gross price. A small selector switches the default rate between 19%, 7% or your own value, so "150 + VAT" also calculates correctly without a precise figure.
Anything the pattern recognition does not cover is handled by a full expression evaluator in the background. Brackets, powers, roots, trigonometric functions like sin(45 deg) or logarithms - the Smart Calculator handles all of it too. That maths engine is only loaded when you actually need it, so the tool stays lean and fast.
You can save any finished calculation to the history with Enter, and it stays local in your browser. From there you recall earlier calculations with a click or export the whole history as a CSV file for your records. If something does not work you get no silent error but a hint with a wink and a few examples to try. Everything runs in the browser, with no account, and your entries never leave the device.

How do I calculate property transfer tax?

Can I change the VAT rate?
Yes. Using the selector below the input field you switch between 19%, 7% or a custom percentage. Calculations like "150 + VAT" without a precise figure then use that default rate.
Are the bureaucracy calculations binding?
They are solid estimates with realistic rates. Property transfer tax uses the official state rates, while agent and notary costs assume typical orders of magnitude that can differ case by case. The binding figures come from your actual invoices and official notices.
Where is my history stored?
The history stays local in your browser and does not leave your device. You can clear it any time or export it as a CSV file to keep a copy.
What happens if the calculator does not understand my input?
