A loan looks harmless at first glance: a fixed monthly payment, an interest rate, done. The real price hides in the total interest over the term, and with annuity loans that is anything but obvious. The principle of an annuity loan is that the monthly payment stays constant but shifts internally: at the start the payment is almost all interest, over time the principal share grows and the remaining debt falls ever faster. What is an annuity loan?
With an annuity loan you pay a constant monthly amount, the annuity. It consists of an interest and a principal share. Since the remaining debt falls with each payment, the interest share decreases while the principal share grows. The amortisation schedule maps exactly this shift.
How much does an extra repayment save?
That depends on the interest rate, amount and timing, but the effect is often substantial. Because each extra repayment lowers the remaining debt on which future interest accrues, you often save several thousand euros over the term and shorten it by years. The calculator shows this effect for your specific numbers.
What happens after the fixed-interest period ends?
With property loans the interest rate is usually fixed only for a certain number of years. After that the remaining debt must be refinanced at the rates prevailing then, which can be higher or lower. The calculator shows the remaining debt at the end of the fixed period so you can assess this risk.
What does the initial repayment rate mean?
The initial repayment rate indicates what share of the loan amount is repaid in the first year. A higher rate means a higher monthly payment but significantly less total interest and a shorter term. For mortgages a repayment rate of at least 2 to 3 percent is common.
