Cosa sa fare Kredit-Tilgungsrechner - Calcolatore del rimborso del prestito

A loan looks harmless at first glance: a fixed monthly payment, an interest rate, done. The real price hides in the total interest over the term, and with annuity loans that is anything but obvious. The loan repayment calculator makes it visible. You enter the loan amount, interest rate and initial repayment rate and get a complete amortisation schedule, month by month.

The principle of an annuity loan is that the monthly payment stays constant but shifts internally: at the start the payment is almost all interest, over time the principal share grows and the remaining debt falls ever faster. The calculator shows this shift in detail, so you understand why the first years of a loan are so interest-heavy and why early extra repayments pay off so strongly.

The extra-repayment calculator is where it gets really interesting. Many contracts allow annual extra repayments, often up to a certain percentage of the loan amount. The calculator shows you in black and white how many years you save and how many thousand euros of interest fall away when you repay on top. That is often the most convincing argument to put every free euro into repayment rather than into a savings account.

Twelve ready-made presets cover the typical loan types: mortgage, condo purchase, car loan, consumer loan, student loan, renovation, business loan, solar system and more. Each brings realistic values for amount, interest and repayment that you adjust to your case. So you quickly understand how a low repayment rate on a mortgage plays out very differently from a short car loan.

The fixed-interest period is accounted for too. With property loans the fixed rate usually runs only over a certain number of years, after which a follow-up financing is due. The calculator shows you the remaining debt at the end of the fixed period, so you can estimate the amount you still need to refinance and the interest-rate risk behind it.

The full amortisation schedule can be viewed and reused, everything runs in the browser without signup. The calculator is a planning tool that helps you compare offers and understand contracts before you sign. It is not financing or investment advice - for your concrete offer the terms of your bank remain decisive.

Domande frequenti

What is an annuity loan?

With an annuity loan you pay a constant monthly amount, the annuity. It consists of an interest and a principal share. Since the remaining debt falls with each payment, the interest share decreases while the principal share grows. The amortisation schedule maps exactly this shift.

How much does an extra repayment save?

That depends on the interest rate, amount and timing, but the effect is often substantial. Because each extra repayment lowers the remaining debt on which future interest accrues, you often save several thousand euros over the term and shorten it by years. The calculator shows this effect for your specific numbers.

What happens after the fixed-interest period ends?

With property loans the interest rate is usually fixed only for a certain number of years. After that the remaining debt must be refinanced at the rates prevailing then, which can be higher or lower. The calculator shows the remaining debt at the end of the fixed period so you can assess this risk.

What does the initial repayment rate mean?

The initial repayment rate indicates what share of the loan amount is repaid in the first year. A higher rate means a higher monthly payment but significantly less total interest and a shorter term. For mortgages a repayment rate of at least 2 to 3 percent is common.

Is the calculator financing advice?

No. The calculator helps you compare offers and understand loan contracts before you sign. It does not account for individual fees, commitment interest or special conditions. For your concrete offer the terms and the effective rate of your bank are decisive.
